Winter Park Area Development Update

If you haven’t heard, Colorado is currently experiencing an unprecedented real estate boom. Demand for new housing and accommodations are at an all-time high, with construction being almost as ubiquitous as Colorado’s picturesque scenery.

The city of Fraser and nearby Winter Park have been meeting this new demand in real estate by developing new amenities and housing to handle this hot market. There are a number of developments underway in the Winter Park/Fraser area that is making the area more attractive to those looking to purchase real estate in the area.

FRASER UPDATES

For Fraser, this includes:

  • Cozens Ranch Open Space

  • A planning effort with the desired outcome of protecting the land, river, and wildlife while increasing river access, recreational activities and educational opportunities in order to connect residents and visitors to the beauty and serenity of the Fraser River.

  • Elk Creek Condos

  • Coming soon

  • Elk Creek Cottages

  • Phase 4 release coming soon

  • Elkhorn Townhomes at Rendezvous

  • 3 story, 2 to 4 bedroom units with attached garages

  • Highway 40 Improvements

  • The US 40 Pedestrian Safety Improvement Project will provide corridor improvements in the form of new medians and pedestrian crossings in downtown Fraser. 60% of this project will be funded via grants from the State of Colorado.

  • Meadows Villas

  • Luxury patio homes coming soon

  • New Recycling Facility

  • Recycling and Pay-As-You-Throw (PAYT), including a free, single-stream recycling that will be available to Fraser Valley residents and visitors (still in the planning stages).

  • Fraser Still

  • The family-run distillery, slated to open in 2018, will offer its own variety of vodka, whiskey, and gin made in-house.

  • Ramshorn Cabins

  • 3 – 5 bedroom homes with attached garages, two-story decks, and attached 2-car garages

  • The Ranches at Devil’s Thumb

  • 17 luxury vacant lots

  • Railroad Underpass

  • Nearing completion

WINTER PARK UPDATES

Winter Park has its own share of recent developments, including:

  • Arrow at WP

  • The Arrow community consists of 3 - 4 bedroom townhomes with attached garages and rooftop decks.

  • Attainable Housing

  • The Town of Winter Park owns several pieces of property that are earmarked for attainable housing development in the future. The Town is also actively working with developers and private property owners to ensure that they have an adequate supply of attainable housing to meet all needs across all demographics.

  • Another complex holds 28 two-bedroom units and 10 one-bedroom units that were rented based on a lottery of qualified applicants.

  • Fireside Market & Eatery

  • Winter Park’s grocery store officially opened in November 2017. In addition to groceries, they offer a juice/coffee bar, salad bar, burrito bar, pizza by the slice, grilled cheese bar, an ice cream sandwich bar, and even a cozy area to enjoy lunch.

  • Reunion Station

  • 5 large townhomes plus 6 – 10 two-bedroom condominiums above ~3,500 square feet of commercial space.

  • Roam

  • Pending annexation and Plat approval

  • Winter Park Preserve

  • 10 luxury riverfront homes

(Many of the in-progress projects listed here are currently accepting reservations for purchase.)

Additionally, the town of Winter Park has proposed a number of other updates, including:

  • Burying electric lines between Miller Road and Rendezvous Way in the summer 2018

  • Winter Park’s Town, Resort and Grand Foundation announced its Neighbors to Neighbors challenge grant program to provide $250,000 in matching funds for affordable housing.

  • The Sitzmark workforce housing project has closed as of November 2017, adding 38 units to Winter Park. Investors are invited to invest in $5,000 increments through RBC Wealth Management

  • An additional workforce housing project is currently in design that will focus on short-term workers. This project will include up to 100 beds on vacant land behind the King’s Crossing Center.

  • The Town Council of Winter Park secured naming rights for the new stage in Hideaway Park (now renamed Rendezvous Events Center), which secures $3.5 million in funding for both the park and a 15-year leaseback for the current Visitor Center/Chamber of Commerce that will be remodeled.
