You thought about it a few seasons ago, then, we had an epic snowfall, or, the summers are yet again, just perfect here in Grand County, Colorado. It’s hard to let go, but sometimes best to move on. After all, mid-summer to late fall are considered our busiest buying seasons.
So, now what? Things to consider – why are you selling? Do you want to upgrade into something larger? Are you downsizing your investment portfolio? Or, are you just plain tired of being in the mountains? If you fall into the first category, I encourage you to sell first, then buy. It’s no fun carrying two mortgages at once. And, even in our market today, the one thing you don't want to do is try to buy a new place with the contingency that you have to sell your old place first. No matter why you’re selling, it’s time to find an agent to work on your behalf.
We’re not just listing your home for sale, we’re marketing it. Professional photos and virtual tours, a hearty online presence are paramount. In our market, over 80% of buyers look online first and we all know how important those first impressions are. These buyers are not local to our area, so they’re spending a lot of time researching on the internet before even driving into town.
Price it right the first time, don’t try and test the market. Sit down with your agent and look at the competition and comparable sales in the area. You get 4 times as many visits the first month than you will the next. Typically over-priced units will sit longer and get less showings than their counterparts.
Fix what’s broken before you list. A buyer is making a huge investment and no one wants to come in and dump more money into problems from the get go!
My final suggestion to get you started – clean, clean, clean. Remember that first impression? Don’t forget the entryway and those bathrooms. Freshen the look with new towels and clear everything off the counters. It’s a great time to clean out those closets (makes them look larger) and get rid of some personal items and general clutter around your home. You want a fresh, clean feel throughout!
