I don't need a building inspector, do I? Many property buyers do not understand the importance of the services of a building inspector. Building inspectors are not regulated by the State of Colorado. However, building inspectors can and do become certified through ASHI, the American Society of Home Inspectors. ASHI is a trade organization that assists building inspectors in making sure their methods and education levels are current and that the public is served in a fair and honest manner.
Here in ski country in the Colorado Rocky Mountains, building inspectors deal with many issues. These are issues that may or may not prove to be major problems with the property but remember that a licensed real estate practitioner is not the authority on home inspections. The inspection is out of the scope of the licensed real estate practitioner’s area of expertise, so building inspectors are very important in the purchase process.
In the Grand County, Colorado area which includes towns such as Grand Lake and Winter Park, the cost of a home inspection could run anywhere from $150 to $500 and is well worth the price. If at all possible, buyer should attend the inspection and in that process, will learn a great deal about the various systems in the home; such as the heating system, location of the water main shut off valve and circuit box, etc.
Purchasers of condominiums will also benefit from an inspection. Even though many of the on-going maintenance items of a condominium complex are the responsibility of the homeowner’s association, it’s good to be educated on the building, heat system, water pipes and the general condition of the building.
In dealing with the purchase of real estate in the Winter Park area, buyers would do well to heed the advice of their real estate practitioner and hire the services of a local building inspector. So yes, I would definitely say that you DO need that stinkin’ building inspector!
