The other day I had a close friend ask me if she had to work with the listing broker on a property she wanted to see. I have had this question asked to me a few times by first time home buyers and people that are new to real estate, so let me tell you this... YOU can work with whatever real estate agent you want! Do you have a friend that is an agent who you trust? Use them! Do you know of an agent someone close to you has worked with and would recommend? Use them! I think it is a common misconception that you have to work with the selling agent, you don't, that is just one option!
Two types of representation in Colorado
Buyer Agent: this person works solely on behalf of YOU, the buyer. This agent promotes the interests of YOU only. They do this with the utmost faith, loyalty, and fidelity. The agent negotiates on behalf of and acts as an advocate for the buyer.
Transaction Broker: this person assists the buyer, seller or more commonly both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting offers and assisting the parties with any contract, including the closing of the transaction without being an agent or advocate for any of the parties. They are more like a referee.
Remember, you get to choose who you want to work with! You are not stuck with a real estate agent just because they are the listing agent. Pick a person who you are comfortable with and trust!
