Our New Normal During The COVID19 Pandemic And Market Update Weekly Statistics

We have a new normal movement going on here.  We had our usual day-to-day lives before COVID-19 and we are going through the uncomfortableness of living with the pandemic and we will have to adjust to a new strange life after.  It has been and will continue to feel weird and different.  And even today when I think about going to a Colorado Rockies game or a concert at Red Rocks or even the Thursday Music in the Parks I cringe when I think about all the people and how close they will be and the unease of not knowing if they are carrying the next contagious disease that we haven't even heard about yet.  But then I am also looking forward to hugging those people I love and sharing monumental moments together like weddings, and first birthdays and graduations.  That is what I choose to focus on.

In real estate, business is NOT "as usual."  We have changed the way we operate to minimize exposure to COVID-19 and of course we have slowed down a bit but are still in the process of closing those transactions that were under contract before mid-March.   We are not doing traditional showings anymore, closings are done curbside or remotely and I haven't physically been in our company office in over 2 weeks.  The first quarter statistics actually look good, but we know April and beyond will be quite different.  I have been tracking the weekly changes and once the ski area closed on March 15th, 2020 our market slowed.   This is most evident with the highest number of properties coming back on the market the following week.   New listings coming on the market and new under contracts have slowed in the last couple weeks. And the total number of properties on the market has stayed about the same.   Typically, when the ski season starts to wind down we see an influx of new listings hit the market. We will continue to track these numbers to see what trends emerge. Without question COVID-19 will affect the real estate market, we are just not quite sure to what extent.    I will continue to track these numbers so check back here every week or so.
